RIVERFRONT REDEVELOPMENT PROJECT UPDATES

As a courtesy to our residents find, below, updates regarding the progress of the Haven at Sea Bright Project, the current riverfront redevelopment project being developed by Denholtz Properties and Toll Brothers, located on the west side of the Borough's Downtown Area. December 6, 2024
  • Denholtz Properties is continuing storm and sanitary sewer work at the north end of the site.
  • Crushing of material from demolition has been completed. There may be some additional crushing in the future as Denholtz Properties accumulates more concrete from excavation along old bulkhead.
  • Bulkhead sheet installation at the south end of the property is progressing smoothly. While some vvibration may be felt in the surrounding area, there have been no exceedence events reported by the vibration monitoring company.
  • Condo building test pile installation will be completed in a couple of weeks.
 
November 22, 2024
  • Crushing of material from demolition has been completed. There will be additional crushing in the future as Denholtz accumulates more concrete from excavation along old bulkhead.
  • The bulkhead contractor has material deliveries scheduled for Monday 11/25 and Tuesday 11/26.
  • The sitework contractor has begun sanitary sewer work at the north end of the site, along River Street.
  • Bulkhead sheet installation at the south end of the property is progressing amoothly. While some vibration may be felt in the surrounding area, there have been no exceedance events reported by the vibration monitoring company.
  • Condo building test pile installation will be pushed to early December as Denholtz still needs to relocate material from that area.

November 8, 2024
  • Concrete crushing is in progress and is expected to continue for another 2 weeks. In an effort to mitigate the dust created by the crushing and by the machine traffic on site, Denholtz Properties will begin utilizing a water truck starting Friday 11/8/24.
  • Early next week, Denholtz Properties will install stone tracking pads at active construction traffic areas transitioning from exposed soil to paved roadway.
  • Bulkhead sheet installation at the south end of the property is progressing smoothly. While some vibration may be felt in the surrounding area, there have been no exceedance events reported by the vibration monitoring company.
  • Condominium buidling test piles are likely going to be installed the week of 11/25/24.
     

November 4

  • Concrete crushing is in progress and is anticipated to take several weeks. The contractor is hosing down the material regularly to mitigate the dust created by this process.
  • Bulkhead construction has begun at the south end of the property, with the installation of sheets.
  • Vibration monitoring is being performed with any alerts being sent directly to the bulkhead contractor and developer.
  • Additional inspectionsare being scheduled and completed for neighbors impacted by test piles installed for the future condominium building.
 
October 25, 2024
Denholtz Properties has confirmed that all inspections have been completed for those residents within 200' of the bulkhead installation site, who responded to their letters and permitted access.
 
The turbidity barrier on the waterward side of the bulkhead has been installed to provide additional protection from soil getting into the water, as per the NJDEP.
 
Concrete crushing has begun and will continue for a few more weeks. The Borough has reached out to Denholtz Properties to ensure watering of the concrete is being implemented.
 
New bulkhead sheet installation will begin on Tuesday of next week, weather permitting.
 
 
October 17, 2024: 
A letter from Dayton Inspection Services was mailed to all effected property owners on October 2, 2024, offering pre-construction photographic inspections, to establish existing conditions prior to the start of upcoming construction. Please contact Dayton Inspection Services, Inc. at 877-734-7664 to schedule an appointment.
 
Over the next 4-5 days, machinery will be delivered to the site by both the bulkhead contractor and site contractor. Bulkheading will begin, weather permitting, within the next two weeks. Vibration monitors will be installed along the Eastern perimeter of the project site prior to the installation of bulkheading. The bulkhead contractor met with the New Jersey Department of Environmental Protection on-site to review additional preventive measures to ensure compliance. 
 
Concrete crushing will begin over the next week.
